The homeowner found water pooling under engineered hardwood at 10 PM on a Tuesday. Our crew arrived within 90 minutes, traced the migration with a Protimeter Surveymaster, and found moisture had traveled 14 feet along the wall cavity into a guest bedroom closet. We set up a Dri-Eaz Revolution LGR dehumidifier and Injectidry hardwood floor drying mat system, pulled the non-salvageable baseboards, and ran the system for 72 hours. A musty smell that wouldn’t quit led to this find: Aspergillus and Penicillium species colonizing the drywall behind a 1980s cabinet bank where a slow sink drain had been dripping for months. We built a containment barrier with negative air pressure using a Phoenix HEPA 2000 air scrubber, removed the affected drywall and insulation, HEPA-vacuumed the exposed framing, and applied an EPA-registered antimicrobial sealant. The cabinets went back on new backing. Moisture readings at the repair site: 6.2% wood moisture content, well below the 16% threshold where mold resumes growth. The photo record, with 47 images, accompanied the clearance letter to the insurance carrier.

Grease fires burn hot and leave a nearly invisible film of protein residue that standard cleaners can’t touch. This La Jolla homeowner had already wiped everything down twice before calling us, which actually drove residues deeper into porous surfaces. We used alkaline-based chem sponges on the ceilings, ultrasonic cleaning for the removable cabinet hardware, and a thermal fogger with solvent-based deodorant for the wall cavities. The range hood and upper cabinets were non-salvageable due to heat distortion. Raw sewage doesn’t negotiate. When this North Park main line backed up at 2 AM, the homeowner called us before calling a plumber, which was smart. We extracted the standing water, removed the vanity and tile flooring that had absorbed contaminated water, and cut drywall 24 inches above the visible water line as required for Category 3 losses. The subfloor got a chlorine dioxide treatment, then HEPA vacuuming, then a second antimicrobial application. We ran an XPOWER X-2480A air scrubber for 48 hours post-cleaning to capture airborne bacteria. The plumber fixed the line on day three; we rebuilt the bathroom on days four through nine. A January Santa Ana wind event drove rain horizontally through a third-story window flashing that had separated from the stucco. By the time the homeowner noticed the ceiling stain, the insulation above was holding 2.3 pounds of water per square foot. We opened the ceiling, removed the wet fiberglass batts, and set up a Phoenix 200 HT dehumidifier with axial air movers pointing into the cavity. The tricky part: this was a condo, so we had to coordinate with the HOA’s master policy and the homeowner’s HO-6 policy simultaneously. Our daily moisture logs, with grain-per-pound readings and specific humidity calculations, went to both adjusters. This is the work no one wants to think about until they have to. A property manager in University Heights called us after a tenant was discovered after an extended absence. We dispatched a two-person team in full PPE, established a three-zone containment, and removed all porous materials that had absorbed biological material, including subfloor sections that had wicked fluids. A copper pipe in a Pacific Beach second-story bathroom let go while the homeowner was in Colorado for two weeks. The water ran for days.
